Refined Modern Apartment in Moscow In Neutral Palette
In this post we want to share a recent project by Anastasia Yarovaya, founder of AIRE studio. It represents a rare equilibrium between architectural universality and the intimate, personal dialogue every human seeks to build with space.
- Project Name: Mosfilmovskaya
- Status: Completed
- Year of implementation: 2025
- Location: Moscow, Russia
- Type: Apartment
- Area: 187 m²

True to her profession and vision, Anastasia first evaluated the property through the lens of investment value. Beyond aesthetics and comfort, the apartment was treated primarily as an asset — a future-proof one. This mindset is particularly crucial at the early stage, when the space exists only as raw concrete: here, thoughtful planning forms the foundation of liquidity and lasting appeal for buyers and tenants alike. Already at this point, one must look forward and ask: who will live here? What is their tempo of life? Will their routines overlap, will they require solitude — or spaces for gathering? Anastasia’s objective was to create a universal canvas adaptable to a wide spectrum of living scenarios.

The apartment, in its original state, was a raw shell with a view of the legendary Mosfilm studios to one side and a serene courtyard to the other. The space reveals its true character the moment one approaches the panoramic windows. Beyond the glass stretches a canopy of treetops, bathed in warm evening light and dissolving into theatrical, almost cinematic sunsets. From the first glance, it became clear: the interior should not compete with this view — it should extend it, gently and respectfully.

The key task was to unlock the apartment’s full potential, knowing it was destined for sale and not tailored to a specific client. Designing a home without anchoring it to a single identity — particularly in the premium segment — means embracing universality and impeccable craftsmanship. This approach empowers the future resident to shape the space around their lifestyle and values.

A calm palette, refined restraint, and thoroughly considered architecture serve as a backdrop for life yet to unfold. At the same time, Anastasia left room for personal expression: bookshelves in the bedroom, a home library framing the TV zone in the living room, open shelving in the kitchen — thoughtful elements inviting the future owner into a quiet dialogue with the interior. Here, one can place beloved books, travel mementos, photographs — fragments of life that bring warmth and meaning.

The palette was chosen deliberately: beige and soft greys, natural wood, stone with pronounced character. The goal was to create an atmosphere of understated, quiet luxury — where materials, textures, and detailing speak with confidence and grace.

From the outset, the team knew this residence must reflect a certain level of sophistication — with a complete set of functions and the quality to match. High ceilings establish a sensation of openness and ease, while carefully engineered systems elevate everyday living. The home includes a built-in cinema and a professional Sonance audio system — elements that make life here not just comfortable, but truly special.

Attention to detail extends beyond aesthetics into practical elegance. Even at the planning stage, the decision was made to integrate a drying cabinet into the ventilation system — a discreet and highly efficient solution for fabric care. All incoming water undergoes multi-stage filtration and softening, safeguarding both health and household systems.

This project is a testament to how harmony between universality and exceptional execution can shape a space ready for life in all its forms. With a considered layout and neutral foundation, the apartment invites personalization while preserving its status and functionality for years to come. It becomes not simply a place to live, but a stable and adaptable asset — always relevant, always ready to evolve.
