Hello my friends! Today I want to talk about one of the most important elements of the house – roof.

Your roof is your protection from the rain, hail and beating sun. Every single day, it takes a lashing from the elements, and so it is of the utmost importance to keep it in the best condition possible. However, no matter how well you look after your roof, it is most likely going to need some sort of restoration eventually. I’ve compiled our 7 telltale signs that show if you’re in need of a roof restoration.

  1. On the inside

Firstly, inspect your roof from inside your home. Climb up into the attic or look from the roof cavity. Signs that you need to be aware of are dark spots that may indicate water damage, trails that indicate leaking, as well as signs of light coming through the roof. If it is only a singular area that has been affected, you may just need a roof repair. However, if it is multiple areas of your roof that need work, it might be a full roof restoration that’s in store. Don’t stress if this is the case. It is a common remedy and there are a wide range of roof restoration experts  and the surrounding areas who will be happy to lend a helping hand.

2. On the outside

If your house has a high roof, you may need to climb a ladder to be able to adequately inspect it. Some things to look for include:

  • Worn or loose material around the chimney, vents, pipes and other areas where the roof has been penetrated and sealed
  • Check roof valleys for signs of wear
  • Signs of mould, rot or moisture
  • If you have shingles, look for curled or worn shingles
  • If shingle granules are in your gutters, it’s probably time to replace your shingles
  • Check your gutters and downpipes for signs of wear or damage

3.Sags

A sagging area in the roof will look off-centre, like a dip; exactly how you would expect a ‘sag’ to look. Not only is a sagging area in the roof is an unattractive sight, it’s also a sure sign of roof damage! If your roof is sagging, you may need to have to replaced, but you most definitely need to call the professionals.

4. Age

As a general rule, a roof should last between 20 and 25 years. If your roof is currently demanding frequent repairs, it may be time to have it restored or replaced. Make sure to keep track of the age of your roof.

5. Flashing

In older homes, flashing was made of tar or cement. Look for cracks, breaks and worn areas. Your home may need to have all the flashing replaced with modern metal, in order to avoid leaks the need for a whole roof replacement.

6. Tiled roofs

Tiled roofs rarely need to be completely replaced or restored, but if you overlook replacing tiles, water will seep in and the timber holding up your roof will rot. Constantly inspect your roof for cracked or broken tiles, and replace them immediately.7. Corrosion

Look for signs of corrosion around your gutters and anywhere else the roof is in close proximity to metal, inside and out. Is paint flaking off around the corroded area? Is timber rotting or are there other signs of damage? Replace corroded fasteners and fittings and if there are further signs of damage, have your roof professionally inspected.
