Before The Valuation: Easy Changes To Up The Value Of Your Home

Of course the final decision on the market price is up to you, but it’s a good idea to be on the same page as your estate agent so that they can really get behind the selling of the property at the right price.

The truth that many of the things that can up the value of your home can be accomplished simply, quickly and cheaply. There’s no excuse not to do this as the extra amount they will add to your home will be exponentially larger than the money that you spend.

Refresh the façade

Possibly the most important way to increase the value of your home is to think above the façade. How does your property look from the outside? There are often a number of changes that can be easily made that will increase the home’s value. Is the outside of the house painted? If so, this could the perfect opportunity to give it a fresh coat. A tired, flaking paint job will not only reduce the value of a home it can also potentially put off buyers.

Alternatively, if you have brick work or a different form of masonry, it could be a good idea to get the façade pressure washed. The outside of a home can get grubby or dirty over time, and if it hasn’t been washed for a long time, you’ll be amazed at the difference it will make.

A garage you can use

A garage can be a huge value booster to a property, but there can be an issue in that the dimensions of the garage aren’t large enough to store a car properly. This is usually because the garage was built for a smaller type of car or because additions made inside the garage make it difficult to fit a car in. It doesn’t help that the popular up and over style garage door requires additional space to open because of the way it operates.

The best thing you can do here is to declutter your garage in order to ensure there is enough room to park your car inside. If there still isn’t enough space you could look into getting a different of garage that operates vertically such as roller or sectional doors.

Deep clean

Just as it is a good idea to refresh the façade of the property you should take some time to spruce up the interior too. Many homeowners believe that the best way to do this is to re-decorate, but the truth is you don’t have to do anything that drastic. Take your carpets, for example; the expense of having new ones put in probably isn’t worth it, but having them deep cleaned is relatively inexpensive and can make a huge difference to the value of the home.

Add mirrors

Clearly one of the best ways to make your home seem more valuable is to add more space. But getting any form of extension is hugely time consuming and expensive – it’s a much better idea to simply create the illusion of more space. You can do this by adding mirrors at strategic places in the property. It might seem ridiculous but mirrors can make a space seem larger than it is.

Spend wisely

If you do have some budget to put into renovations, you need to spend wisely and look into which areas of the home are going to give you the best return on investment. The first place to consider is the kitchen. The kitchen is seen as the focal point of the home, so spending money here is definitely worth it. The other room that will make the most considerable difference is the bathroom.

Get the windows done

Old, draughty windows are another of these features that bring the value of a property home. If your windows have seen better days this is another area where it could be worth putting some money in so that you can fix the problem. This is especially true if you are selling in the winter – you want your home to appear cosy.
