Home Staging the Easy Way
If you want to sell or rent out your property home staging is essential. Taking the time to dress your rooms, so that they look attractive ensures that you get the best price possible. It will also help you to make a quick sale, or find a tenant fast.
There are several ways to stage a space, but today we are going to be taking look at the easiest options. You can get some great results by taking the approaches outlined below.
Let someone else do the hard work
By far the simplest approach is letting someone else to do the work. There are some excellent home-staging firms out there. You just need to be careful to use the right type of company.
An experienced home stager will have plenty of photos, and videos, of their previous work. If they offer you the chance to speak to previous clients, take them up on the offer.
Get a quote, and make sure you understand exactly what is included. If you can, get them to dress one room to start with. This allows you to see their work close up and let you determine whether you want to employ them to stage the rest of your property.
Copy a look
If you decide to do it yourself, and do not have much experience of home decor the best approach is draw inspiration from other sources. You can use a friend’s home as a template or some pictures that you find online, or in home decor magazines. This will help you to work out exactly what you need to give your room a similar look.
Shopping for what you need
You can also use the pictures when you go shopping for the soft furnishings, small items of furniture, and ornaments you need to dress the room. That way you can show the shop assistant what you are after, and let them point you in the right direction.
If you are on a tight budget, or do not think you will use the items elsewhere it is usually best not to buy expensive items. Often you can find what you need in second hand shops.
Putting it all together
Once you have what you need it is time to put the room together. Before you start, take the time to give everything a good clean. That includes shampooing the carpets and any upholstery. Clean the windows polish the floors, mirrors, and other reflective surfaces. Paint over any marks, and make any small repairs. Put away any clutter, then lay out the room as it will be presented when prospective buyers or tenants come to view it. Be as neat as you can.
Once you have finished take a few photos. Potentially, these can be used when you list the property. If you are going to be living in the property yourself while you try to sell it you will be able to use the photos to help you to put everything back, and stage the room properly for each viewing.
