The UK property market is hot right now. Homes are selling and there are plenty of buyers waiting to buy. However, buyers can still afford to be choosy, so if property is in a poor neighbourhood or there is something wrong with it, you may struggle to sell. Everyone knows that a new kitchen or loft conversion will add value and make a home more attractive to buyers, but if you are in a rush to sell or you don’t have any spare cash, these five tricks will ensure buyers come back for a second viewing.

Dress the Bedrooms

Most buyers pay attention to bedrooms. Whether the property has enough bedrooms is one of the first factors people use to filter out unsuitable properties. However, a property can have four bedrooms, but if they look too small, it may put off buyers. A cheap way to boost your home’s appeal is to dress the bedrooms. Try to ensure each bedroom has a bed and key items of furniture in there, so buyers will have no problem envisaging the room as a kids’ room or a guest bedroom. Replace Worn Flooring

Threadbare carpets and scuffed laminate is a turn-off for buyers. You don’t have to splash out on oak flooring, although it is a definite selling point. Instead, pick a plain beige carpet or cheap laminate that will match any paint colour.
