1. The first impression is important.

When a client pulls up to your home the exterior of your home will be the first thing they will see. If your exterior has a clean and crisp fresh coat of paint and curb appeal is very attractive the chances of them looking at the rest of your home are much better.

2. Be available to show.

Most home buyers will be looking at home on their own schedule. They may have the afternoon off or even traveling in from another location to take a look at your home. It is a good idea to be available whenever they contact you and have the opportunity to look at your home. Remember they are the customer.

3. A good looking kitchen.

For some reason the kitchen has always been the first place that a client will look. Perhaps because this is where we spend a lot of our time. Make sure that all of your appliances are clean and your kitchen has a great appeal. A clean kitchen gives the impression that the rest of the house has been well taken care of.

4. Remove your personal touch.

Clients want to see what type of space is available to them. They want to be able to visualize what the home will look like if they were living in the home. If your stuff I there they may not be able to visualize this as well.

Sure it is a good idea to make your place look more modern or up to date. One thing to consider when you sell a home is the option that the person buying will want to do their own upgrades. At times if the wrong types of materials or the wrong colors are used for an upgrade you may keep the client from making a decision because they did not like your type of upgrades.

6. Remove dogs and pets.

This is one important step if you are deciding to sell your home. Some people will have allergies that will not allow them to live in an environment that has had pets in the living areas. Also be sure to exterminate against any bug or rat infestation you may have had in the past.

7. Try to sell yourself.

This is important because many of the clients that you hire are very aggressive sales people. A lot of people would rather deal with a person who is more on a personal level. Who knows your home better than you?

8. Light up your home.

If a client walks into your home and a lot of lighting is present they will get a warm feeling. They will feel more comfortable and it will also send the message that you are not trying to hide anything in a dark area.

9. Clean closet areas.

By keeping your closets clean and tidy the client can actually see how much storage space is available to them.

10. Keep the right price.

When a client comes to look at your home they already know what your home is worth. They have accomplished the research needed to see what other home in your area are selling for. Do not over price.
